Book with us directly for the best prices.

All prices shown on our website are inclusive of the Edinburgh Visitor Levy and VAT. Breakfast is included, but due to the introduction of the Edinburgh Visitor Levy we now need to show the room rate and the breakfast rate separately. This means that when you check our prices you will be shown the room rate first and the breakfast rate will be added when the room is selected.

Check In: 3pm – 7pm

Check Out: 11am

We ask you to give us an estimated time of arrival, so that we can ensure that someone is here to welcome you and to check you in. In some circumstances we may be able to arrange a late check-in, but this may not always be possible. And if you’re arriving before 3pm, we might be able to store your bags and even check you in early if your room is ready.

We usually take payment upon arrival - all major credit cards accepted. However, in some circumstances we may take payment after the free cancellation period has ended.

Cancellations/non-arrival:

For cancellations made within 7 days of your check-in date, or if you don’t arrive on that date, we reserve the right to charge for the total amount of the booking.
